As you know by now, my name is Danielle. I grew up in Belton, Texas (about an hour north of Austin), and graduated from The University of Mary Hardin-Baylor with a degree in psychology (Go Cru!). I started my real estate career in 2017, and moved to Fort Worth in 2018. Since then, I have continued to serve clients in Central Texas and North Texas. While it may seem strange to split time in both markets, it has served me well and has allowed me to stay connected to my home, family and friends. In 2022, 6th Ave Homes actually launched an office in Belton, which has allowed me to serve my clients at an even higher level. While in college, I met my best friend Dusti. When she and her husband got married and decided to start their family, they knew the home they were living in would not be large enough for long. In 2019, they welcomed their daughter into the world, and shortly thereafter decided to put their home on the market. They quickly decided they wanted to purchase a new build in a neighborhood closer to family, and put an offer in immediately. Together, we worked closely with the builders representative and were able to close the deal on that home, and the sale of their current home, on the same day.
Fast forward to 2021 where the couple found yet another new build neighborhood, but this time on a larger lot. An offer was submitted and reviewed, and they were under contract on their brand new build of a home, this time on an acre and with their personalizations. Now if you remember anything about the real estate market you know that builders were having a hard time keeping up with demand, and interest rates were rising. By February of 2023, their dream home was still not complete, and the Pepper’s were getting anxious.
One day on facebook, I saw a fellow Realtor post about a farm house on 15 acres he had for sale, and sent it to Dusti, mostly as a joke. The rest, as they say, was history. They closed on their piece of Texas in March of this year, trusting me every step of the way.
Part of being a Realtor is always being solution oriented to support our clients in meeting their goals. Had I told Dusti and her husband Will in 2021 that they would end up in the home they’re in now, they would have laughed. But as I always say, you end up in the home that’s meant for you.

How do I get started?
The best place to start is by having a consultation with a real estate professional and coming up with a game plan. Many times my clients will reach out 3-12 months before making a real estate decision to come up with a plan. This is a free consultation where we talk about what the most strategic real estate move for you could be.
Is now the right time to buy / sell?
The answer is, it depends. It depends what your needs are. Questions like, how long will you stay in the house? if you sell where will you going to go? How much equity do you have in the property? Generally speaking, we all know that the market goes up and down, but generally an upward trend. I think most importantly, it’s not timing the market correctly, but rather, how much time you have in the market that matters. I’ve seen many people sit on the sidelines waiting for the perfect timing
Do I need a 20% down payment to buy my first home?
Absolutely not! Most first time home buyers use a FHA loan requiring 3.5% down payment. Even certain areas of DFW qualify for a 0% down payment USDA loan.
How long does the process take?
When buying, my clients normally view homes for between 2-4 weeks before going under contract and closing & possession 30-45 days later. I normally recommend people giving themselves 70-90 days for the entire process.
When selling, I recommend having a consultation earlier, rather than later. This will give us time to run reports to correctly estimate how long it will take before your home sells in the current market. Each neighborhood is a different market resulting in a different timeline to sell your home
